What exactly does your concierge service include?
We offer complete, tailored management of your short- or mid-term rental: creating and optimising listings, looking after guests (communication, 24/7 welcome), organising cleaning and maintenance, and carrying out thorough check-in and check-out inspections.
How do you make sure my property is safe and respected?
We screen guests carefully and always carry out detailed check-in and check-out inspections backed by photo reports. Booking platforms also provide host guarantees and insurance to cover any incidents.
Am I tied in for the long term?
No. We favour flexibility and mutual trust: our contracts leave you completely free, with transparent terms and no heavy commitments.
How do I keep track of bookings and income?
You get transparent, real-time follow-up: access to your booking calendar and a clear, regular summary of your property’s performance and income.
What happens if something breaks down in the property?
We handle emergencies and day-to-day maintenance. If anything goes wrong (plumbing, electrics…), we bring in qualified, trusted tradespeople directly and keep you informed straight away.
How do you set nightly rates?
We adjust rates dynamically according to the season, local events, demand and your property’s strengths, to maximise occupancy and income.
Property inspections
Why use a professional for inspections?
A trusted third party guarantees neutrality and legal rigour. Our inspections are meticulous, digital and come with a full photo record, which effectively prevents disputes between landlords and tenants when the deposit is returned.
How do check-in and check-out inspections work?
At check-in, we go through every room, fitting and surface to record the property’s initial condition before the keys are handed over. At check-out, we compare point by point with the check-in report to tell tenant damage from normal wear and protect your interests.
What kinds of property do you cover?
All kinds of property, furnished or not: flats, houses, studios, and properties we manage as part of our concierge service.
What does the final report look like?
A clear, detailed digital report with time-stamped photos. It is available immediately and signed electronically by all parties, for the strongest evidential value.
Can I book you for inspections only?
Absolutely. Inspections are available on their own: check-in only, check-out only, or a check-in + check-out package, as you need.
